Renters' Rights Act 2025 — in force 1 May 2026

From 1 May 2026, private tenants in England have new legal protections. Section 21 “no-fault” evictions are abolished. All fixed-term tenancies become periodic. Rent increases are limited to once per year and can be challenged at a tribunal. Bidding wars above the asking rent are banned.
